Mr. Woodring called the meeting to order at 6:30 p.m.

APPROVAL OF AGENDA

Motion by Mr. Landa, supported by Ms. Braswell, to approve the agenda as submitted. Motion carried.

Mr. Woodring explained the procedure for a Public Hearing to be as follows: the petitioner will make comments, the public will have an opportunity to ask questions and the Planning Commission will have opportunity to make comments or ask questions.

1.0 ACRE OF LAND FRONTING THE EAST LINE OF GARFIELD ROAD, NORTH OF 17 MILE ROAD (SECTION 17)

Pertinent correspondence was read and entered into the record. Ms. Trombley noted that 25 notices were mailed to owners and occupants within 300 feet of the subject property and none were returned.

Anthony Badalamenti, 44140 Riverview Ridge Drive, Clinton Township, Michigan 48038, representative, stated he plans to develop a office building. He stated that the rezoning is consistent with the area.

Barb De Mara, 16810 Heather Lane, Clinton Township, Michigan 48038, stated that there is currently a traffic problem in the area and the development of this building will increase the traffic. She inquired as to the type of barrier the petitioner plans to build between the residential area and the office building.

Mr. Badalmenti stated the building will be one to two stories. The square footage of the building will be 8,000 to 10,000 square feet with three to five tenants. He added he will build a concrete wall as a buffer.

Gerald De Mara, 16810 Heather Lane, Clinton Township, Michigan 48038, stated that if the building is two stories the tenants of the building will be able to see inside of his house. He added that the wall needs to be higher.

Mr. Badalmenti stated that he is willing to work with the neighbors regarding the buffer.

Rosemary Somyak, 16967 Heather Lane, Clinton Township, Michigan 48038, stated she is opposed to the rezoning because there is already a traffic problem in the area.

Carolyn Koelzer, 16970 Heather Lane, Clinton Township, Michigan 48038, stated she is opposed to another office building. She stated there are developed office buildings that are empty in the area.

Geraldine Fontana, 16922 Heather Lane, Clinton Township, Michigan 48038, stated there currently is a problem with the traffic in the area. Also, the petitioner has not controlled the weeds on the property. She inquired as to whether a traffic light could be added to the area.

A. Bertolino, 16938 Heather Lane, Clinton Township, Michigan 48038, stated she is opposed to the rezoning. She stated that there is a traffic problem in the area.

Tom Van De Putte, 16900 Heather Lane, Clinton Township, Michigan 48038, stated he is opposed to the rezoning. He inquired as to whether construction equipment could be stored on the property.

Mr. Woodring stated that construction equipment could not be stored on the property according to the ordinance.

Mr. Tomlinson inquired as to the minimum setback requirements for the building.

Mr. Cassin stated the required minimum setback is 25 feet.

Mr. Tomlinson inquired as to whether the petitioner is agreeable to putting in a berm instead of a wall if the neighbors want a berm.

Mr. Badalamenti stated he is willing to work with the neighbors prior to a site plan being submitted to the Planning Commission.

Ms. Dedenbach stated that the requested rezoning is the least obtrusive zoning for the property.

Mr. Catalano stated concerns regarding the increased traffic noise.

Mr. Woodring stated his opinion that the rezoning to OS/Office-Service (Low-Rise) is the least obtrusive zoning for the property.

Motion by Mr. Gudobba, supported by Mr. Roach, with reference to File #5348 and application from Petrina Badalamenti, 44140 Riverview Ridge Drive, Clinton Township, Michigan 48038, as represented by Anthony Badalmenti, 44140 Riverview Ridge Drive, Clinton Township, Michigan 48038, concerning request for recommendation for approval of rezoning from R-3 One-Family Residential to OS-1 Office/Service (Low-Rise) for 1.0 acre of land fronting the east line of Garfield Road, north of 17 Mile Road (Section 17), that recommendation for approval of the rezoning be submitted to the Township Board. Roll Call Vote: Aye- Gudobba, Roach, Braswell, Catalano, Dedenbach, Landa, Tomlinson, Woodring, Trombley. Nay- None. Absent- None. Motion carried.


LOT 7, SUPERVISOR’S PLAT #8 (SECTION 34)

Pertinent correspondence was read and entered into the record.

William S. Quinlan, Quinlan & Associates, 31325 Harper, St. Clair Shores, Michigan 48082, representatives, stated there have been various proposals for the property. He stated his opinion that this is the best suitable use. He added there will be minor interior changes and the outside will be a park setting.

Michelle VanCamp, 24940 Manila, Harrison Township, Michigan 48045, stated she plans to operate a tropical fish store.

Mr. Roach stated his opinion that this is a good site plan for the property.

Motion by Mr. Roach, supported by Ms. Dedenbach, with reference to File #0753 and application from James L. VanCamp, J & A Ventures LLC, 24940 Manila, Harrison Township, Michigan 48045, as represented by Hiru Desai, PE, Beckler Thomas, Inc, 12200 Farmington Road, Livonia, Michigan 48150 and by William S. Quinlan, Quinlan Associates, 31325 Harper, St. Clair Shores, Michigan 48082, concerning request for approval of Revised Site Development for Lot 7, Supervisor’s Plat #8 (Section 34), generally located east of Gratiot Avenue, south of 15 Mile Road, that approval of the Revised Site Development be granted based on the recommendation by the Planning Department. Roll Call Vote: Aye- Roach, Dedenbach, Braswell, Catalano, Gudobba, Landa, Tomlinson, Woodring, Trombley. Nay- None. Absent- None. Motion carried.

DISCUSSION REGARDING NEXT MEETING

Mr. Cassin stated that there are currently no items on the agenda for the next meeting.

Motion by Mr. Roach, supported by Mr. Gudobba, to adjourn the meeting. Motion carried. Meeting adjourned at 7:27 p.m.
